Heating, Ventilation and Air-Conditioning

A.) Heating and Air Conditioning

The majority of houses in the Bay Area are heated by gas furnaces or heat pumps with vents to each room. This system is called a forced air system. A system with a forced- air furnace will be combined with a condensing unit placed somewhere outside for cooling. And this system is controlled by a thermostat mounted on a wall in the house.

B.) Gutters, Flashings, Chimneys and Caps
In the past gutters were made of wood, copper, vinyl, galvanized steel and aluminum. Today the most popular materials used are aluminum and vinyl. Aluminum gutters are the most popular gutters used today. They are lightweight and corrosion resistant. Most metal flashing is done in valleys of roofs, dormers, vent pipes, chimneys, skylights and some areas where needed when siding, stucco, stone or brick is used on the walls. Metal flashing is basically the best action you can take to avoid leaks. Each chimney is a little different. Most chimneys require a two part flashing technique. The base flashing and a counter flashing must be installed around a entire chimney and overlay 3 inches or more around the entire chimney. And usually some type of sheet metal cap for the fire place will be required.
